Not Just for Flipping.......2007-06-12
For me, I did not buy this book for the sake of flipping my home. That is the furthest thing from my mind. And unfortunately, almost all of the reviewers here seem to have that impression of its intended use. I guess the title doesn't help either, but if you read the back cover, you will see why I bought it:
"This book is for aspiring flippers, first-time home buyers or any homeowners who want to create big profits and own their Ultimate Dream House - Mortgage Free."
If you are a homeowner who may one day want to sell his/her house (and most of us fall in this category), having knowledge of improvements you can make that will add value to your home is essential. I will likely implement some of Michael's ideas over the next few years although I have no plans to sell my place for some time. But I know the investments made today will allow me to enjoy my home today and also provide value if I decide to sell it tomorrow. Why do folks wait until they decide to sell their house to make the nice improvments?
This book gives a lot of inspiration and direction on the types of improvements one can make although it lacks somewhat in the details. Also, there is already some dating in the book content such as recommendations for Internet wiring despite the fact that most folks nowadays are going wireless (to his credit, he does make quick note on wireless). He also recommends use of recessed lights which (along with track lighting) were popular for a while, but are now becoming outdated (and more costly to repair/replace). Lastly, the costs he describes for many of the improvements may no longer be realistic as costs of materials, freight, etc., have gone up considerably since the book was written (a price of $40/sqft for granite countertops is stretching it I think). So stick with the overall concepts and take some of the specific recommendations with a grain of salt and you will find the book invaluable.
Great.......2007-04-23
This is a great book. Michael shows a lot of before and after pictures of some of his homes including a $60G home and over a million dollar home. He gives great tips although he recommends not to do anything yourself i'm a diy type of gal and would try anything first before i hire professionals. I'm looking forward to flipping although that is not in my near future.
Good book for novice flippers.......2007-04-09
Good book for new home flippers. Easy to read and understand. Corbett does a nice job of communicating his ideas in a manner that flows well. By chance, I happened to meet Mr. Corbett in New York City. He is a nice guy.
Excellent.......2007-03-18
The best book I've read on this subject. I have experience with flipping property and with selling real estate. The author knows what he's talking about.
Forget it!.......2007-03-16
This book is Exhibit A why Amazon ratings are to be taken with a grain of salt. I went through this book in about an hour. The reviewers who trashed this book got it right. I never heard of the author before I read this book. I suspect that the book's success and complimentary Amazon ratings is in large part due to his celebrity as a TV actor and host. Those who gave the book high marks are novices to real estate & flipping properties. If you interested in flipping houses, they are far far many better books on the market than this book. Corbett's book would be at the bottom of the stack.
There's far too much BS, too many war stories, and far far too much repetition in the book. Some of his graphs must have been used 8-10 times. There is no index in the book probably because the publisher/author don't want you to realize how much repetition in in the book. Much of the author writes is common sense. There's very very little on how actually how to find buyers and acquire houses. The book should be entitled How to Renovate Houses.

Great Cook Book to have!.......2007-06-28
My time is valuable. My crock pot sat in a cabinet unused for a long time...then I got this cook book. I now even bought a second crock pot for those days when I need them for the recipes I am making for my family while I am busy working & what ever. How nice to have dinner ready when we are! I have bought a number of these books as gifts for my grown children who now have busy lives & homes of there own!
Repetitive and disappointing.......2007-06-17
I'm glad I found this at the library rather than spend money on it. As others have noted - there is an incredible amount of repetition (e.g. 10 recipes for apple butter). I tagged maybe four recipes, but frankly I stopped seriously looking after seeing pages and pages and pages of the same dish. I'll stick with "Better Homes and Gardens" slow-cooker books.
Fix it and Forget It.......2007-05-07
Great cookbook, every receipe that I have tried is very good and most of them are very easy to fix.
Good Crockpot Cookbook.......2007-04-04
What I needed when I bought this book is ideas of what could be made in a crockpot. I like the many similar recipes in this book. I create my own meals by using 2 or more of the recipes.
"Must have" crockpot book.......2007-03-30
Excellent recipes. I rented this book from a public library several times before buying one for my own. Must have book.

Book Description
Ten years after his death, Edwin Friedman's insights into leadership are more urgently needed than ever. He was the first to tell us that all organizations have personalities, like families, and to apply the insights of family therapy to churches and synagogues, rectors and rabbis, politicians and teachers.
Failure of Nerve is essential reading for all leaders, be they parents or presidents, corporate executives or educators, religious superiors or coaches, healers or generals, managers or clergy.
Friedman's insights about our regressed, "seatbelt society," oriented toward safety rather than adventure, help explain the sabotage that leaders constantly face today. Suspicious of the "quick fixes" and instant solutions that sweep through our culture only to give way to the next fad, he argues for strength and self-differentiation as the marks of true leadership. His formula for success is more maturity, not more data; stamina, not technique; and personal responsibility, not empathy.
This book was unfinished at the time of Friedman's death, and originally published in a limited edition. This new edition makes his life-changing insights and challenges to a new generation of readers.

Great Application of Family Systems Theory on a Macro Level.......2007-06-11
This book provides a great application of Bowen family systems theory on a macro level. Having some basic understanding of family systems theory is helpful, but not absolutely necessary, in understanding the concepts of this book. Friedman applies family systems ideas to leadership in ways that will make you think differently about what makes an effective leader (whether it be a President or a parent or any leader in between). For those, like me, who use family systems on a micro level in psychotherapy to help individuals and families function better, seeing how these same family system ideas can also be applied to the "big picture" is eye opening. Friedman's writing style is clear and enjoyable. As a framework to explain his theories on leadership, Friedman uses the cultural mindset that existed in Europe at the time explorers were proposing to set out across the Atlantic to seek new trade routes to Asia. This framework may seem odd and out of place, but is in fact a clever and captivating means for Friedman to explain his theories effectively. The editors of this book also deserve praise in how they astutely updated and stayed true to this unfinished work by Friedman. Whether you are a leader looking for new ideas to become more effective in what you do or simply a person who is just interested in leadership as a cultural concept, this book will inspire you to think differently and question conventional wisdom.
Courage in Leadership.......2007-06-04
Note: This review originally appeared as a "You Be the Critic" column in the Rochester NY Democrat & Chronicle, 5/8/07:
In 20 years of coaching executives, I've read scores of books on leadership. I continue to return to Edwin Friedman as the most insightful, realistic analyst of the dynamics that occur in the emotional soup we call the workplace.
This book is not for the faint of heart. As the title implies, the antidote to a failure of nerve is courage. Courage becomes necessary once a leader begins to shift his/her own participation in the brokenness of the organization - e.g., to finally address a performance issue with a key employee. With this commitment to decisive, mature action, reactions are inevitable. Thus the need for courage: to persist in the face of those reactions.
Leaders will discover keys to recognize the emotionality that contaminates all decision-making processes, and what is required to provide clear, decisive, well-defined action. Friedman offers a treasure trove of tools, concepts and principles (e.g., five characteristics of a highly anxious system) to help leaders diagnose complex situations and to determine what is helpful and what is harmful.
Perhaps his most crucial contribution is the insistence that the leader focus on self: that is, in order to create transformation in a system, the leader needs to identify his/her participation in the present dynamic, and focus on altering his/her own role. Again, courage is a requirement here, but thankfully, focus on self diminishes the stress inherent in attempting to change others.
While the later chapters are sketchy (Friedman died before completing the text), they hold intriguing snippets - insights into the workings of our organizations and the challenges of leadership.
As with his other writings (e.g., "Friedman's Fables"), his insights are universal, and leaders will find application as much to their personal/family systems as to their work. His witty style punctuates "heavy" insight with a human and humorous twist that gives the challenges a pleasing flavor.

Pointing away to find near.......2007-05-22
Ed Friedman is sorely missed but this particular volume is a fantastic tribute to his quality of thought. Drawing from history, medicine, politics, and his own 4 decade career as a rabbi and counselor, Ed's thoughts transform our understanding of leadership. His concept of "self" reminds every parent or president that knowing where you are is perhaps the single most important concern.
Thanks Ed, and thanks Bethesda
Rethinking Leadership.......2007-03-25
This is what one expects of Edwin Friedman if you have read Generation to Generation or are familiar with his work elsewhere. If this is your first experience of reading his insights, you might have to reread spots because there is much to think about. I was affirmed in my own understanding of leadership throughout each chapter. Leadership can no longer be seen as a top down, hierarchical directing of others. One must be within the system if one is going to influence it. Yet, one's own sense of self or self-differentiation is that which anchors one amidst the storms that will come. Good leadership will bring tension to the system and, as well, draw those who wish to sabotage growth, consciously or sub-consciously. Any group, as a living organism, tries to maintain the emotional balance of what has been experienced in the past. Anything or anyone that upsets that, a necessity for growth, is not seen as welcome. I would recommend this book to all who wish to reflect on their leadership. But be forewarned, there is a cost in knowing one's self and being honest. There are no quick fixes, just a new reality and paradigm of what it means to lead.
A "must" for all who truly would lead.......2006-10-06
This is perhaps Edwin Friedman's magnum opus -- or would have been, had he lived to see this to completion. Building on his earlier work in Generation to Generation and on a multitude of conversations he had been involved in since the publication of that work in 1985, Friedman was working on this book on leadership at the time of his death in 1996. Friedman's wife worked with several of his colleagues to bring the manuscript to print -- at least, the 300+ pages that Friedman had written by that point. The first five chapters are thorough; the latter five chapters are somewhat more sketchy; but there is enough material here that the interested reader can get a pretty good glimpse of where Friedman was headed.
Friedman's thesis: there is a "failure of nerve" in American civilization today. "There exists," he says, "throughout America today a rampant sabotaging of leaders who try to stand tall amidst the raging anxiety-storms of our time. It is a highly reactive atmosphere pervading all the institutions of our society -- a regressive mood that contaminates the decision-making processes of government and corporations at the highest level, and, on the local level, seeps down into the deliberations of neighborhood church, synagogue, hospital, library, and school boards." This reactivity leads to what he calls a "leadership-toxic climate" that makes it exceptionally difficult for clear, decisive, well-defined leadership to function effectively. The book, he says, "is about leadership in the land of the quick fix, about leadership in a society so reactive that it cannot choose leaders who might calm its anxiety."
Reflecting on his learnings since writing Generation to Generation, Friedman says that he came to see that "resistance" is "part and parcel of the systemic process of leadership." He writes, "Sabotage, I began to realize, is not merely something to be avoided or wished away; instead, it comes with the territory of leading, whether the 'territory' is a family or an organization. And a leader's capacity to recognize sabotage for what it is -- that is, a systemic phenomenon connected to the shifting balances in the emotional processes of a relationship system and not to the institution's specific issues, make-up, or goals -- is the key to the kingdom."
In talking about what a "well-differentiated leader" looks like, Friedman says that he does not mean "someone who autocratically tells others what to do or coercively orders them around, although any leader who defines him- or herself clearly may be perceived that way by those who are not taking responsibility for their own emotional being and destiny. Rather, I mean someone who has clarity about his or her life goals, and, therefore, someone who is less likely to become lost in the anxious emotional processes swirling about. I mean someone who can be separate while still remaining connected, and therefore can maintain a modifying, non-anxious, and sometimes challenging presence. I mean someone who can manage his or her own reactivity to the automatic reactivity of others, and therefore be able to take stands at the risk of displeasing." He similarly talks about how leaders "function as the immune systems of their institutions." "The crucial issue of leadership in democratic societies may not be how much power they exercise but how well their presence has been able to preserve that society's integrity."
In the first chapter, "Imaginative Gridlock and the Spirit of Adventure," Friedman talks about the "quantum leap" forward that occurred around the year 1500 as enterprising leaders moved Western civilization out of "imaginative gridlock" through their self-differentiated leadership. These leaders shared five characteristics: a capacity to get outside the emotional climate of the day; a willingness to be exposed, that is, vulnerable; persistence in the face of resistance and downright rejection; stamina in the face of sabotage along the way; and a perception (by others with less resolve) as being "headstrong" and "ruthless." Friedman retells the story of Christopher Columbus from this vantage point (and, in the process, "rescues" Columbus from the bashing that he has received in recent years, making him appear significantly more interesting than most of us perceive him to be).
The second chapter, "The Nationalization of a Neurosis: Society in Regression," talks about the how, at the end of the 20th century, our society is stuck in "imaginative gridlock" in ways similar to that of medieval Europe at the end of the 15th century, and how we desperately need leaders with "a bold sense of adventure" to help us move to a new plane. Friedman describes our society, at present, as "chronically anxious," featuring five distinguishing characteristics: reactivity, hearding, blame displacement, a quick-fix mentality, and a lack of well-differentiated leadership.
The next three chapters ("Data Junkyards and Data Junkies: The Fallacy of Expertise"; "Survival in a Hostile Environment: The Fallacy of Empathy"; and "Autocracy vs. Integrity: The Fallicies of Self") all describe the ways in which Friedman sees leaders engaging in behaviors that lead in a direction other than self-differentiated leadership that can help our society move past our emotional gridlock. I found the chapter on empathy to be particularly compelling, particularly his analysis of the origins of the concept of "empathy" (he argues that it's only been since World War II that empathy has become part of common parlance) and the ways in which empathy is symptomatic, in his opinion, of the herding/togetherness force characteristic of societal anxiety. "Ultimately," he argues, "societies, families, and organizations are able to evolve out of a state of regression not because their leaders 'feel' for or 'understand' their followers, but because their leaders are able, by their well-defined presence, to regulate the systemic anxiety in the relationship system they are leading and to inhibit the invasiveness of those factions which would preempt its agenda. After that, they can afford to be empathic."
The last five chapters of the book ("Take Five"; "Emotional Triangles"; "The Power of Presence"; "Crisis and Sabotage: The Keys to the Kingdom"; and "The Presence of the Past") all build on the first five chapters. They outline -- in brief -- what self-differentiated leadership actually looks like, in practice. Unfortunately, these chapters are nowhere near as developed as the first five; all together, they comprise about only 20% of the book. But there is enough material here, combined with hints from the first part of the book, to make it clear where Friedman is headed. The section on sabotage is particularly helpful. Friedman identifies two different kinds of crises leaders face. The first has little to do with the leader's own functioning and is brought on by an outside source (such as a health crisis). The second type of crisis is "precipitated by the leader's own leadership -- that is, not his or her failures or incompetence but his or her success at self-differentiation." In other words, sabotoge is "part and parcel of the leadership process itself." Self-differentiation triggers reactivity. "The tendency of any leader when faced with this kind of crisis is to cease doing all that which had gone into differentiation. This is the moment when the adaptation pattern is likely to reverse itself and go in the direction of the most dependent and scared. This is the moment when a leader is most likely to have a failure of nerve. This is the moment when the leader will find it tempting to seek a quick fix." "A leader can never assume success because he or she has brought about a change. It is only after having first brought about a change and then subsequently refrained from changing back in order to calm down the resulting reactivity that the leader can feel truly successful."
On the whole, I found this book to be deeply profound. My penciled-in noted on the margins attest to the insights I found myself coming to as I worked through the book. This is a totally comprehensive view of leadership, a "lens" from which I now find myself filtering just about everything else I read on the subject of leadership. I would suggest that the mere process of working through this book (and it does, indeed, feel something like a "workbook") helps leaders to become more self-differentiated, to have a clearer understanding of their task and purpose (or, perhaps more accurately, presence), and to raise their level of courage and stamina. At least, that's what it did for me.
[A side note: This review is based on the original edition of the book, published through the Edwin Friedman Estate. The book has recently (2007) been published in a more traditional book-like form, with, I understand, some editorial modifications to make it less repetitive and a bit more accessible. I have not compared the two different editions myself, however.]
All in all, an incredibly important book -- one of the most significant, life-enriching books I've ever read. After soaking in this material, you will not be the same. You just might be . . . a more effective leader.

A LOT of info to go through.......2007-02-12
If you enjoy details and endless amounts of info, then this book is for you. It is also a good reference during neuro courses.
AWESOME! A must-have for surviving Neuro!.......2003-03-14
If you're a medical student taking Neuro, get this book ASAP! At first, I thought it wouldn't be useful because it is so lengthy (400+ pages) compared to the other books in the series. However, it turned out to be an absolute lifesaver while I was taking the course. The neuroanatomy course at my school was very unorganized and poorly taught and our required textbook was way too verbose to be helpful. This book is very well organized and very thorough for a review book- you really don't even need a textbook, just a neuroanatomy atlas. Rather than getting bogged down in trivial minutiae, this book presents all the basics you need to know to pass neuro. It also has hundreds of review questions to test your knowledge as you go. I couldn't possibly have organized my study of neuroanatomy without this book- and thanks to Dr. Fix, I actually managed an A in Neuro!
The only disadvantage is that, due to its length, it's probably overkill for board review. I'd suggest purchasing High Yield Neuroanatomy by the same author for a quick-and-dirty review before the boards, then testing yourself via the questions in this book.
Taking the USMLE? GET IT!.......1997-09-30
Better than his lectures, you get the answers to many of the boards neuro questions. A quick, yet jam-packed review. Pay attention to the diagrams...they pay off in points on the USMLE.

Whether readers find it helpful will depend partially on their sense of humorDr. Phil titles one chapter "Bag 'em, Tag 'em and Take 'em Home", a pretty fair example of the rest of the jokes and the general attitude of the book's advice. Marriage is what it's about, and the dating game has specific rules that, once learned, any "player" can use to succeed. While not quite as strict as the infamous The Rules, this is a manual that treats marriage as a prize, winnable only by those who regard old-fashioned rules as the only possible set.
An early exercise suggests that women make detailed lists of the qualities they're looking for in a mate; five broad categories cover everything from social skills to physical appearance. Once a clear picture is formed of the ideal partner, it all boils down to marketing. Dr. Phil discusses conversation skills such as developing "icebreaker" questions and even digs up some of the old-school techniques that suggest checking headlines just to offer up-to-date topics, and making sure to ask questions about your date, rather than revealing much about yourself. Suggestions for internet dating are included in a separate chapter, and later chapters go into specific questions that cover personal background and relationship history in great detail.
The combination of new school humor with old-fashioned advice will appeal to women who are looking for both a plan for partnership and goofy jokes to lighten the pressure. Dr. Phil offers both in spades. Jill Lightner
Book Description
If you are sleeping single in a double bed or walking down the street thinking, How do I meet that guy?; if you're on your twentieth date and he's no more committed than when you first exchanged cell phone numbers; if everyone you know is getting married for the second time and you can't even get a first date; if you love the one you're with but the relationship needs some spark...then this book is for you.
In Love Smart: Find the One You Want -- Fix the One You Got, Dr. Phil tells people who are dissatisfied with their love lives to stop making excuses -- All the good ones are taken; I'm too fat/skinny/boring/unpredictable for anyone to love me; I should stick with the relationship I have, I'm not going to do any better -- and start taking action! Dr. Phil knows that you deserve a committed relationship, and it is within your control to have the one you want. First, though, you need to determine what you want in a partner, plot your course and get out there and create velocity in your pursuit of a loving connection. The dating world is a vastly new place: meeting people at bars or through friends used to be the only option, but that's not true anymore. Love Smart: Find the One You Want -- Fix the One You Got explores new possibilities, new places to meet people -- including the Internet -- and new activities to get involved in where you'll find interesting people. Or if you are simply looking to rekindle the relationship you are already in, Dr. Phil will tell you how to turn up the flame.
Love Smart: Find the One You Want -- Fix the One You Got will show you how to stop stumbling through your love life. You will learn to:
- Present the real you in the most flattering light. Are you your own best kept secret? Do you fail to show the world how truly fabulous and interesting you are? As Dr. Phil says, you can't fake fabulous. Don't act passive if three months into the relationship you're going to spring your true, opinionated personality on him; don't act wild if you really just want to sip tea with your mate in front of your favorite nighttime drama. Define who you are and then ride that horse!
- Peek behind the male curtain. Knowledge is power, and Dr. Phil tells you things about men that they don't necessarily want you to know -- their deepest needs and fears (yes, they have those, too, though they deny it), and how to decode their words and actions.
- Master the right moves. Once you've learned to put the best you forward, you need to go to places where you'll find interesting people and invite interaction. Don't fade into the wallpaper; get noticed and get involved. If you're already coupled up, learn to grow and nurture what you have and build a more fun, enjoyable and intimate relationship.
- Bag 'em, tag 'em and take 'em home. Once you put those right moves into action, there will be no stopping you! Dr. Phil shows you how to negotiate the relationship you desire and then close the deal with the one you want.
- Get out of your relationship rut. When you first fell in love, your heart raced just at the thought of him. But the daily grind, money problems, work, etc. have drained the life out of your relationship, and you take each other for granted. That doesn't mean you've fallen out of love. Dr. Phil shows you how to assess the state of your union and take the relationship to a deeper level.
Dr. Phil says there are no exceptions: There is somebody for everybody, and everybody deserves a relationship filled with love and excitement. Love Smart: Find the One You Want -- Fix the One You Got offers you the plan to find not just any relationship but the committed, loving, joy-filled relationship you've been waiting for.

Rather a mixed bag.......2007-05-29
Since last August, I have been a 34-year-old unmarried male living with his mother. She bought me this book to help me approach my next relationship with a more positive attitude. Were I female, I am certain that the book would have had the desired effect. A necessary, but perhaps not sufficient, ingredient for success in relationships according to Dr. Phil is to have a positive view of yourself and a realistic view of what you want.
However, the book is explicitly written for women. Consequently, it contains little that would be of use to men. In fact, the most important advice the book has for me is to immediately move out of my mom's house. Living with one's mother may be perfectly acceptable for unmarried men my age in Italy, but according to Dr. Phil, it should be a huge danger sign to any American woman. This is practical advice for me in the medium term (assuming I can get a better-paying job), but not in the short term.
Nor am I certain that men can be generally said to have all the 10 traits he ascribes to all of us in a chapter about midway through the book. In fact, he is probably describing the ten traits men need to have to make good partners, although he doesn't come right out and say so. This is a significant improvement over the advice books that would have been written for women a generation ago, but it also stands as proof that the same relationship advice, beyond the need to have an overall positive attitude, probably is not good for men and women. Perhaps the twain are not intended to meet except for short periods, notwithstanding Dr. Phil's optimism.
don't waste your money.......2007-04-21
Most of it talks about online dating so if you're not into that stuff, skip this book! I didn't really get much out of it.
Great Motivational Book.......2007-04-03
This book has helped me so much. He gets down to the real specific things you need to know to find that man for you. He has you work on yourself, your appearance, your attitude. Define your product. You are a product and no one is going to "buy" that product unless you market it in the right way. That includes your appearance and also what you say to yourself. Are you self defeating? Are you your own best kept secret? Then you focus on the man you want. What kinds of qualities does he have? Then he helps you by encouraging and motivating the reader to seek out men in 'target rich environments' based on those qualities. In some ways this book was like a very inexpensive counseling session.
Dating Sucks.......2007-03-09
As we get older it seems dating gets harder, we lose ourselves some and what we want out of a relationship. People laugh at me because I have labeled this book as my Dating Bible. Alas I have bought this book 3 times having lost mine to others I have shared it with after promoting it to any single woman I meet. Having read it a couple times, and listened to it on audio book in my vehicle a few times - I can assure you it is thus far the best book in this area I have read to date. So confident in this book that I have got all my single friends to read it, strangers to read it out of conversation and more...I'd say over 30 people to date at the minimum! Currently I am in the Middle East - I have shared my copy with 5 people in 2 months. It's great for conversation between the girls and really does open your eyes to respecting yourself, knowing what you want from a relationship, and not to waste anymore time. I should ask for royalties....ha-ha, everyone loves it and lots of us have our lists. I would suggest this to any woman from 24 on that has lost faith in dating, grown tired, or just trying to figure things out!
A little disappointed.......2007-02-11
I was disappointed because I really like a lot of what Dr. Phil has to say. This book implied that you should act a certain way to get a guy interested in you. It also implied that you can change a man to who you want them to be.

Outdated manual.......2007-04-12
I was somewhat disappointed in this book. I was expecting some good how-to pointers on fixing things around the house. I received a book that is very outdated. It gave instructions on fixing cassette decks and turntables. And who fixes broken toasters? I did find a few good pointers, but not like I expected.
Out-of-date.......2007-03-23
The book is definitely out-of-date, having been published in 1996. I bought this one, looked at it a bit and returned it. Ended up buying the Black and Decker book instead (published 2004).
Good reference to have........2007-03-05
I have ahd this book for several years and I have found it to be a handy book to have. It covers a large variety of items with pretty clear instructions. Take care!

The information inside is helpful. Was totally disappointed about the books appearence. I bought this book for a Christmas present and the cover was bond upside down. I gave it to the person I bought it for as there wouldn't be enough time to get another. He said it wouldn't be worth the hassel to send it back. Very disappointed.

This is the book to read on this subject........2007-01-03
If you are trying to find a step by step guide for this business then this is the book for you. I recommend it to anyone who is interested or new in this type of business. It gives you a business plan and it goes through all the things that really matter, what gives you the best return on your money, how to use outside resources, etc. I looked for a long time for a book that was easy to follow and talked about the subject in a realistic manner and not like of some strange form of art. I found it, this is it.IT ACTUALLY TEACHES WHAT IT SAYS IT DOES.
It will give you the knowledge you need to gain (or in my case re-gain) confidence that you can do this business. I read "Flipping Properties" and it confused the heck out of me by telling me all about taxes and liens and paperwork and contracts before it told me anything. I got confused and intimidated.
"Buy it, Fix it, Sell it, Profit" is definately worth your time. It is the best I have found.
Excellent Source for Those Beginning RE Flipping.......2006-11-16
This has it all. Detailed information for each level of RE Investing. He does everything but hold your hand!
README - ONE OF THE BEST REHAB BOOKS OUT THERE!.......2006-11-13
This is one of the best rehab books out there on how to flip something for profit or rent it out by fixing a broken house. Simple ideas but creates long term networth. I also read Investing Without Losing (ISBN: 0978834607 NOT on amazn, on other stores) so I could figure out how to get rehab properties.
A terrific book, especially for rehabbers.......2006-08-16
I found this book very helpful. It was apparent early on that Kevin actually does this (yes, many real estate writers are not real estate investors). The detail that he goes into for rehab checklists and cost per items is very helpful.
I personally "buy and hold" rather than "flip," but I found the rehab information valuable since I rehab every property I buy. I really liked Kevin's exposure of the myth (generated apparently from a report by Remodeling Magazine) that remodeling rooms is not profitable. Kevin notes that the magazine stated that a major kitchen remodel would only return you 67% of your investment. Hogwash. I presume that the magazine only queried those remodeling their personal residences, rather than real estate investors.
Kevin could certainly have told them that he makes many times over his investment when he sells the property. He cites a recent kitchen remodel that he did for $1895. He doesn't give the profit on that when he sold the house, however, so we can't see his return on investment. From one who buys, rehabs, rents, and holds, here's my perspective. I just completed a kitchen rehab in a rental unit for about $1220, as follows:
$300 - new refrigerator from Appliance Direct
$380 - new stove from Appliance Direct
$ 30 - new light fixture
$150 - new counter top
$ 30 - new tile
$ 50 - new cabinet doors and hardware
$ 30 - paint
$250 - labor (handyman)
The rent on this unit before I purchased it was $625/month. My new tenant now pays $850, or $225 more per month after rehab. Granted, I did other cosmetic fix-up around the unit, but most of my costs went into the kitchen. Let's assume that the new kitchen accounted for only 60 pecent of the rent increase, or $135. If so, I've paid for my investment in 10 months and every month thereafter is gravy. That's the way a rehabber might look at it. But here's the way a real estate investor looks at it. Rental properties are valued based on the GRM, gross rent multiplier (or multiple, as some call it). What is the real value of my improvement? I increased the rent, just allocated to the kitchen, by $135/month. As such, I increased income by $1620/year. The going GRM (puchase price divided by annual income) in this area is 16, what I bought it at. We now multiply $1620 x 16 = $25,920. That is what I can recoup, based on actual rents and market values, the day after I place my new tenant in the unit. Seems to me that my $1220 investment returning $25,920 is just a bit better than the Remodeling Magazine "average."
In my own book, "Investing in Duplexes, Triplexes & Quads," I recommend the best books I've read in several real estate categories. I list Kevin's book as the best of the fix-up and flip books. In fact, it's the only one that I list!

I am now in the green despite my ex!.......2006-05-01
I was left with not much money after my divorce. While cleaning the books shelfs out I found Mr Myers book (My ex had bought it!)
I read this book one night and then re-read it. I said I can do this! I followed Mr. Myers tables, formulas and bought a house on paper only(I was nervous). I realize this could work. Then I took the money I did get from the divorce and bought a rehab. I am a school teacher so I moved in June and had the house finished before school started in August. I contracted with different professionals and became their helper. I learned to do things on my own by the time I finished my third rehab. I made $40,000 on my first rehab and increased my profits on the next three. This book changed my life- Thank you, Mr. Myers, for writing a very easy to follow book!

Your Credit Score: How to Fix, Improve, and Protect ..........2007-06-06
This book is written in the straight-forward, easy to read style Liz uses in her weekly columns for MSN Money. It gives a lot of basic information as well as "how to's." I definitely recommend this book for those who want to improve their score by either fixing it or protecting it.
Wonderful Book.......2007-05-21
When I bought this book, I was very skeptical. It was actually a very smooth, easy read and was very insightful. I reccommend this to anyone who is looking to start fresh with their credit.
Informative, but redundant.......2007-05-12
This Book will give you all the information you need to get the best credit score you can, and if you will follow the book's advice, most likely it will work.
However, the information given in the book could be found on any credit monitoring web-site for free with more accuracy to your situation.
It's nice to have the book at home, but not necessary. Take it only if you refuse to read the advice you get at the different credit report websites
Should be required reading before filling out your first application..........2007-02-12
It's become pretty common lately to hear news stories about your "credit score." But it's one of those things that is not well-understood, nor are the factors that feed into it. This book cuts through all the confusion with clear explanations and great advice... Your Credit Score: How to Fix, Improve, and Protect the 3-Digit Number that Shapes Your Financial Future (2nd Edition) by Liz Pulliam Weston. A little knowledge can save you a ton of money and grief...
Contents: Why Your Credit Score Matters; How Credit Scoring Works; VantageScore - A Revolution or Just More of the Same?; Improving Your Score - The Right Way; Credit Scoring Myths; Coping with a Credit Crisis; Rebuilding Your Score After a Credit Disaster; Identity Theft and Your Credit; Emergency! Fixing Your Credit Score Fast; Insurance and Your Credit Score; Keeping Your Score Healthy; Index
Like it or not, credit bureaus have a large influence on what you pay for loans (and increasingly, insurance). Weston starts by explaining how the whole credit rating concept evolved, as well as the significant players in the game. She also explains how that credit score is used by banks and lenders to predict the likelihood of getting paid back. The lower your score, the higher the probability of payment issues, and the higher the interest rate will be. The book becomes *really* valuable when you start understanding the many myths behind credit scoring. For instance, conventional wisdom says it's a good thing to close out credit card accounts you're not using any longer, thereby improving your credit score. In reality, that action will usually hurt your score instead. Or another example... It's a good idea to have your credit company lower your limit to improve your score. Wrong! Part of the calculation of credit scoring is the ratio of used to available credit amounts. If you lower your credit limit, that ratio goes up (provided you didn't pay down your balance), and your score goes down. It's practical information such as this that makes the book so valuable and worthwhile. Oh, and you wonder why your insurance rates are higher than your neighbors, all things appearing equal? More and more insurance companies are following the controversial practice of charging higher premiums to people with lower scores. Yet another reason to be on guard.
Ideally, you don't run up credit charges and you pay cash for everything. Practically, society is geared towards being able to categorize people based on their credit history. You can use this book to position yourself well for credit expectations without having to go against your principles if you don't want to become caught up in the credit craze. This book should be required reading before getting your first credit card or loan...
A bit weak.......2007-01-18
While I do think that Ms. Pulliam Weston knows her stuff, I don't think she covered the things I need to know in enough depth, and some of my most burning questinos were not addressed at all.
She speaks mainly to people who have somewhat stable finances and are capable of following her suggestions. What do you do if you need to REALLY repair a VERY bad score? The scores she considers to be "bad" are in the mid 500s or above. She assumes that you probably want to tweak your credit a little and have a higher credit rating already, for the most part. She only briefly addresses the concerns of those of us who really have credit problems.
I'm giving this book a 3 for those reasons.
